Bond Cleaning
How Much Does a Bond Clean Cost in Brisbane?
A plain explanation of how bond cleaning quotes are calculated in Brisbane, so you can compare prices properly before you book.

Why there is no single price for a bond clean
The most common question tenants ask before moving out is how much a bond clean costs. There is no single flat answer in Brisbane, because the work involved changes from property to property. Two homes with the same number of bedrooms can take very different amounts of time depending on how they have been lived in.
Rather than quoting a number that may not apply to your home, it is more useful to understand what a cleaner is actually pricing. Once you know that, you can compare quotes fairly and spot the ones that are likely to change on the day.
What affects the cost of your bond clean
- Property size: the number of bedrooms, bathrooms and living areas is the biggest single factor, because each room has its own checklist.
- Condition at handover: a property that has been kept tidy takes less time than one with heavy oven grease, soap scum or built-up dust in window tracks.
- Whether the property is empty: furniture, boxes and leftover rubbish slow the work down and add labour time.
- Extra bathrooms and wet areas: showers, tiles and grout are some of the most time-consuming parts of an exit clean.
- Optional additional services: carpet cleaning, external windows, wall washing, balconies, curtains, blinds, upholstery and pest or flea treatment are quoted separately from the standard clean.
- Access: stairs, apartment parking and difficult access can affect how long a team needs on site.
What the standard price covers
A standard bond clean price should cover the bedrooms, bathrooms, kitchen, lounge and dining areas, laundry, and sweeping of the garage floor. That includes standard oven cleaning, internal window glass, sills and tracks in safely accessible areas, skirting boards, doors, switches and power points, and accessible cobweb removal.
For safety, standard cleaning is limited to areas safely accessible using a step ladder of up to approximately three steps. Higher or difficult-to-access areas may be excluded or require separate arrangements.
What is quoted as an optional extra
These services are genuinely useful, and some leases require them, but they are not part of a standard bond clean price. They are available as additional services where required:
- External window cleaning
- Carpet cleaning and steam cleaning
- Full wall washing (the standard clean covers accessible scuff marks in high-traffic areas only)
- Curtain and blind cleaning
- Upholstery cleaning
- Balcony cleaning
- Pest control and flea treatment
Check your lease and your exit condition report before you book. If professional carpet cleaning or a flea treatment is required, adding it to the same booking is usually simpler than arranging separate contractors.
How to compare bond cleaning quotes properly
- Ask for the quote in writing, based on your actual property size and condition rather than a generic rate.
- Confirm that standard oven cleaning and internal window tracks are included, not charged as extras on the day.
- Ask which optional services are in the quote and which are not.
- Ask what happens if the property manager flags something on the exit report, and what the re-clean terms are.
- Be cautious with prices that sit far below everything else — they often rise once the team is on site.
